• preference for newly built real estate, not older than 10 years, or of historical value
• proven location
• total investment varying from € 2 to 25 million
• remaining term of lease preferably minimum 10 years
• strong covenants, preferably belonging to (inter-)national groups
• no over-rent situation
• yearly indexation of rental income
• well determinable yearly outgoings

Return requirements:

• direct average return > 8-10% per year
• cash on cash return > 6-8% per year
